BIM and Digital Twins for a more comprehensive view of Facility Management

The development of a true digital twin begins by creating a model by scanning each corner of our structures, combining high resolution photos together with sizing through laser pointers and geo-referencing through GIS technology. This generates a 3D model based on images and point cloud that, depending on the density of said cloud, even allows us to make measurements with pinpoint accuracy within our facilities without the need to be physically in them; It is worth noting that through the point cloud model, the generation of a complete and updated BIM model can be considered with a minimum of cost and effort.

Whether with or without the BIM model, so that the 3D product of our scanning is a true digital twin, it is necessary to integrate monitoring systems (BMS, IoT devices, etc.) and the coordinates of the measurement points within of our model; This is how we can validate in real time and from the comfort of the computer: consumption, supplies, breakdowns, air quality, brightness, capacity and a long list of elements and indicators that must be taken into account in a living entity such as our facilities. Making its management more flexible from a forced “face-to-face” to an “anytime-anywhere”, complying with new regulations and with accurate real-time traceability of all the elements that directly influence our employees/users, as well as our income statement.

All this brings us to the previously mentioned backbone; here there are also many options on the market.
